The following items are not unique to this particular
unit. However, no representation is made as to whether the following
items are typical of other units in the building.
If you want to buy at 21, the unit offered is priced
to reflect the condition of the building and the unit.
Original 2 pipe heating and air conditioning system (for
entire building), balconies (which do not meet safety standards), and
original windows (which provide no insulation and leak water during
inclement weather) will be replaced or renovated with a special
assessment expected to be approximately $25,000 for this unit - For a
total of $11Million to $13Million to the community.
The owner makes no representation that the assessment
will not be a larger amount, once a plan is completed and contracts
signed. At this time the Association does not have a commitment from a
bank to loan the money for the renovation, so each homeowner may be
required to pay their assessment at the time the renovation is started.
It is estimated that upgrading the elevators will cost
at least $1.5 Million. This is not included in the $10Million to
$13Million renovation to the heating and cooling, balconies, and
windows.
The roof on the building is nearing the end of its
useful life. A new roof is another multi-million dollar expense.
The cost of renovating the domestic plumbing (for
kitchens and bathrooms) is not included in these estimates, nor is the
cost to refurbish the elevators - which still operate on a 1960's era
vacuum tube control system.
This disclosure contains all items about which the
owner is aware. Prospective buyers are encouraged to contact the 21
management office (214.522.7646) or the homeowner's association with
further questions about this property.
Please note that the Association has the power to place
liens on units at 21 and has foreclosed on homeowners for past due
monthly fees and assessments. It is recommended that you contact the
building management prior to purchasing this unit if you are concerned
that you maybe foreclosed upon at the time of the special assessment for
the renovations if you do not have the funds available.
Air conditioning is not adequate to cool the unit.
Supplemental window units are not allowed by the Condominium
Association.
Original windows (1963) are single pane and leak heat in
winter and AC in summer.
The owner cannot speak to the experience of other
homeowners at 21. The following items pertain to the time during which
the current owner has lived in the unit:

The heating / ac unit in the bedroom has only
flooded the bedroom twice. Both times permanent staining was left on
the carpet.

The heating / ac unit in the living room has only
flooded the living room once, but the carpet staining was not
permanent and could be cleaned.

The owner has never suffered any health problems due
to breathing in mold, fungus, or other airborne pathogens (from the
heating and cooling system and air returns) or feces (from the
toilet leaks).

The toilet in the bathroom one floor above has had a
leaky seal and leaked toilet water into this unit only three times.

The seal on the toilet in this unit has leaked
twice, leaking toilet water into the apartment below only twice.

While this unit is not on the top floor, the
roof of the building has only leaked into this unit once of which
the current owner is aware.

The main drain in the kitchen sink has only leaked
twice into the common area (hallway) and into the unit. The most
recent leak permanently damaged carpeting in the living room. The
carpet has not yet been replaced.
The unit is entitled to one parking space in the
underground parking garage.
Twenty-One Turtle Creek Condominium has the largest
grounds and gardens of any high-rise on Turtle Creek.
The main power transformer for the building has only
gone out twice. Both times the unit and the building were without power
for several days.
The elevators in the building still use the original
vacuum tube controls. Many parts to repair the elevators must be
scavenged, causing at least one of the elevators to be down for multiple
days at a time.
The owner cannot be held responsible for damages or
expenses incurred by the new owner if the new owner's move-in is delayed
due to the freight elevator being down. |
